One of Chelmsford’s most popular suburbs, Moulsham is split into two areas – Old Moulsham and Moulsham Lodge.

Popular with families due to its large stock of houses and good schools, the area sits to the south of Chelmsford city centre.

Life in Moulsham

Split by Princes Road and south of Chelmsford, Moulsham has plenty to offer those looking to buy or rent in the area.

Those looking for quaint period properties with bags of character should look north of Princes Road in the Old Moulsham area, where Victorian and Edwardian terraces are the order of the day.

Variety is the order of the day when it comes to property for sale in Chelmsford and while Moulsham is best known for its period properties, there are some great examples of larger, detached 1920s and 1930s houses, too.

Properties around the Moulsham Lodge area, near the surgery and just south of Moulsham High School tend to be more modern properties which are popular with growing families.

Moulsham Junior School is the main primary age school in the area and is rated ‘Good’ by Ofsted.

Moulsham High School, for children aged 11-18, is also rated ‘Good’, while Chelmsford College is north of Princes Road and was rated ‘Good’ at its most recent inspection in 2017.

Restaurants and pubs in Moulsham

The Eagle & Hind pub off Gloucester Avenue to the south of Princes Road is popular and hosts a quiz night every Thursday as well as live sport.

The Fox & Hounds, meanwhile, on Wood Street and close to Chelmsford Golf Club, is also popular and family-run.

Getting around in Moulsham

Princes Road links with London Road for access to the A12 south west to London and north east to Colchester.

Chelmsford station, meanwhile, is a 10-minute drive or 30-minute walk away for direct services to London Liverpool Street in 30 minutes.

Shops in Moulsham

A Tesco superstore is located just off the Miami roundabout and Princes Road, while a Co-Op store is close to Moulsham Lodge surgery.

A variety of other independent shops can be found at the northern end of Moulsham Street north of Princes Road.

The acclaimed Bond Street and Chelmsford city centre’s other shops are less than 10 minutes away by car, meanwhile.

Property prices in Moulsham

According to Rightmove statistics, Moulsham’s famed terraced homes sell for £360,913 on average, while those larger semi-detached and detached properties fetch upwards of £442,000.

Old Moulsham’s overall average price of £313,974 makes the area cheaper than Chelmsford and nearby Great Baddow.
